Changing the shape of the room.
Can I move the toilet to the other side of the room?
Usually yes in a house, but it is the single most expensive change you can make. The waste line has to be relocated and re-graded. If your bathroom sits over a timber subfloor there is room to work underneath. On a slab it means cutting and reinstating concrete, which adds both cost and time. We establish which you have at the first visit.
Can we make the bathroom bigger?
Often, by borrowing from an adjoining hallway cupboard, linen press or spare room. Whether the wall is load-bearing determines how straightforward it is. If structural change is involved we will tell you whether approval is needed before you commit to the design.
I'm in a Pymble unit. Can the layout change at all?
Usually only modestly. Most units here are slab-on-ground or suspended slab, so relocating a waste means cutting structural concrete — which the owners corporation will rarely approve and which is expensive when it is. We normally keep the fixtures near their existing positions and get the improvement from the finishes, storage and lighting instead.
Do layout changes need council approval?
Internal work that does not alter the structure is generally exempt development in NSW. Removing or altering a load-bearing wall, or changing anything external, is a different matter. Pymble is in the Ku-ring-gai Council area and we will flag anything requiring an application at the quoting stage.
How much longer does a layout change take?
