Bathroom renovations in St Ives.
More than half of St Ives homes have four or more bedrooms — which usually means more than one bathroom, and more than one that needs doing. We scope them together so you pay for one mobilisation instead of two.

Houses — 66.1% of St Ives
Most St Ives jobs are more than one room.
A main bathroom and an ensuite done in the same programme costs meaningfully less than the same two rooms done a year apart, and the house ends up coherent rather than mismatched. With 53.6% of dwellings here at four or more bedrooms, that is the usual shape of the job.
One mobilisation, not two
The same trades, scaffold, protection and rubbish removal cover both rooms. Doing them separately duplicates that cost.
Sequenced so you keep one
Main bathroom first, ensuite second — or the reverse. You always have somewhere to shower.
Consistent, not identical
Shared tapware and tile family, different scale and layout, so the house reads as one project.
Laundry while we're there
If the laundry is adjacent, adding it now is far cheaper than coming back for it.

Strata — one in three St Ives dwellings
Units, villas and townhouses.
Add the 1,644 flats and apartments to the 481 townhouses and villas and roughly a third of St Ives is strata-titled. Villas in particular catch people out — they live like houses but they are approved like units.
Villas and townhouses are strata too
A single-storey villa in a small complex still sits under an owners corporation. The approval step applies even though it looks like a house.
Small schemes, informal committees
In a six-lot complex the committee is your neighbours. A clear written scope keeps that conversation short.
Slab construction changes the layout
Most villas and units here are slab-on-ground. Moving a toilet means cutting concrete, so we settle the layout before demolition.
Certified waterproofing, documented
You get the certificate, and so does the owners corporation if they ask for it.
Rooms we do here
Three rooms, three different problems.
Main bathroom
Bath and shower, double vanity where the width allows, storage that actually holds towels.
Ensuite
Walk-in shower, wall-hung vanity and a layout that does not fight the bedroom door.
Powder room
Small, seen by every guest, and worth spending the tile budget on.

St Ives questions
Doing more than one room.
Is it cheaper to do two bathrooms at the same time?
Generally yes. Site protection, rubbish removal, trade call-outs and delivery are shared across both rooms rather than paid twice, and the trades are already on site and up to speed. The saving is in the mobilisation, not the materials.
Will we be without a bathroom entirely?
Not if you have two. We sequence the work so one room is always available, and tell you in advance the short window where both are affected — usually during a shared plumbing stage if the rooms back onto each other.
I'm in a villa, not an apartment. Do strata rules still apply?
If the property is strata-titled, yes — even a single-storey villa with its own front door and courtyard. Waterproofing and floor penetrations generally touch common property, so written owners corporation approval is normally required. About 7.6% of St Ives dwellings are townhouses or villas, so this comes up regularly.
Should both bathrooms look the same?
We would suggest not identical. Sharing a tapware finish and a tile family ties them together, while letting each room suit its own size and use. An ensuite that is a shrunken copy of the main bathroom usually feels cramped.
Do you need council approval in St Ives?
Internal bathroom work that does not change the structure is generally exempt development in NSW. If your plans involve structural change or the property is heritage-listed, we will flag it at quoting stage. St Ives is in the Ku-ring-gai Council area.
