Small bathrooms

Making a small room work harder.

Most Thornleigh bathrooms are not big, and knocking out a wall is often not on the table. Everything below is about making the existing footprint feel and function better — and none of it depends on the room getting larger.

Wall-hung everything

A vanity and toilet off the floor let you see the tile run underneath. The room reads a full size larger for no extra footprint.

Lose the shower hob

A level-entry shower with a linear drain removes the visual break across the floor. It is the single biggest gain in a small room.

One tile, floor to ceiling

Running the same tile up the walls and across the floor removes the horizontal lines that chop a small space into pieces.

Recess the storage

A niche in the shower wall and a mirror cabinet set into the framing keep everything off the surfaces.

Strata — 699 townhouses, villas and units

Nearly a quarter of Thornleigh is strata.

462 semi-detached, row or terrace dwellings and 237 flats or apartments by the 2021 count. Thornleigh has proportionally more townhouses and villas than apartments, which is why the strata conversation here is usually about a complex of ten rather than a tower.

Villas need approval too

A single-storey villa in a small complex is strata-titled. Written consent comes before demolition, same as any apartment.

The room is usually tighter again

Townhouse and unit bathrooms here are often under four square metres. Every millimetre of the layout gets drawn, not guessed.

Slab means fixtures stay

Relocating a waste through structural concrete is rarely proportionate. We design a better room around the existing positions.

Party walls and working hours

Demolition noise travels. Hours agreed with the committee up front keeps the neighbours on side.

Thornleigh questions

Small rooms, done properly.

Can a small bathroom be made to feel bigger without moving walls?

Substantially, yes. Wall-hung fixtures, a level-entry shower, one continuous tile and a frameless screen all remove visual breaks that make a room read as smaller than it is. None of them change the footprint, and together they make more difference than adding half a metre would.

Are large tiles a mistake in a small room?

Usually the opposite. Fewer grout lines make a small floor read as one surface. What matters more is the set-out — a large tile laid without planning leaves thin slivers at the corners, which draws the eye to exactly the wrong place. We set out on paper first.

Should I remove the bath?

It depends on the house. If it is the only bathroom in a three-bedroom family home, keeping a bath is usually the sensible resale decision. If there is a second bathroom with a bath, removing it here to gain a proper shower is almost always the better room. We will give you an opinion, not just options.

I'm in a villa. Is the process different?

Yes — strata-titled villas need written owners corporation approval before work begins, even though you have your own entrance. In Thornleigh that covers a good share of the 462 semi-detached and townhouse dwellings. We prepare the scope document for the application.

How long will a small bathroom take?

A compact like-for-like room typically runs three to four weeks on site. Smaller does not mean much faster — the same stages apply, and waterproofing cure times do not shrink with the room. If it is your only bathroom we will sequence to keep the unusable days to a minimum.
