Warrawee · Ku-ring-gai
Bathroom renovations in Warrawee.
Just over a thousand homes, three in ten of them apartments, and the highest household income in the district. When the budget allows for natural stone, custom joinery and unlacquered brass, the difference is in the detailing — and in whether the trades on site can execute it.

Where the money actually goes.
At this level the spend is in materials and in labour hours — not in the fixtures themselves.
Stone and porcelain
Natural stone needs sealing and will patina. Large-format porcelain gives a similar look with less maintenance. Both are worth seeing at full size.
Tile format and layout
Slab-look panels, herringbone, vertical stack. The pattern drives the tiling labour as much as the tile price does.
Tapware finishes
Brushed brass, gunmetal, matte black. Some finishes are living — they change with use. Worth knowing which before you commit.

Expensive materials fitted badly still look bad.
The gap between a good bathroom and an exceptional one is almost entirely in setting out and edge detail. Those decisions are made before the first tile is cut.
Set-out before tiling
Where the grout lines land, how they meet the niche, whether the tile runs full at the ceiling. Set out on paper, not improvised on the wall.
Mitred edges and shadow lines
Mitred external corners instead of trim. Slower to cut, and the single clearest signal of a considered job.
Custom joinery
Made-to-measure vanities use the full width of the room instead of leaving awkward gaps beside an off-the-shelf unit.
Lighting planned early
Mirror lighting, niche strips and the switch positions all need to be roughed in before sheeting. Retrofitting behind stone is not realistic.
Apartments — 30.6% of Warrawee
High-end work inside a strata lot.
The 2021 Census counted 323 flats and apartments in Warrawee — almost a third of the suburb, and a higher share than Wahroonga or Pymble. A premium bathroom in an apartment is entirely doable; it just carries constraints a house does not.
Weight matters on a slab
Full stone slabs and thick-format tile add load and height. In a unit we check the build-up and the door clearances before specifying, not after.
Getting materials up there
Large-format panels do not fit every lift. Access is worked out at quoting stage, because it can change what is buildable.
Approval for a high-end scope
A detailed scope with product specifications tends to move faster through an owners corporation than a vague one. We write it that way.
Acoustic and membrane detail
Underlay, sealing at penetrations and certified waterproofing. In a strata bathroom these are non-negotiable, not upgrades.

Warrawee questions
Materials and finishes.
Is natural stone worth it in a bathroom?
It depends on how you feel about patina. Marble and limestone are porous, need sealing, and will mark and change over time — some people want exactly that. If you want the look without the maintenance, large-format porcelain now reproduces stone convincingly. We will show you both at full size rather than on a sample chip.
Why do two tiles at the same price cost different amounts to lay?
Because the labour is in the format and the pattern. Large-format slabs need more hands and a flatter substrate. Herringbone and vertical stack need more cuts. Mitred edges take longer than trim. The tile price is often the smaller number.
Can I use stone in an apartment bathroom?
Usually, with two checks. First the floor build-up: thick stone plus adhesive raises the level, which affects door clearances and the fall to the waste. Second, access — full slabs do not fit every lift, and craning is rarely proportionate for a bathroom. We confirm both before you order anything.
Will brushed brass tapware age?
Unlacquered brass is a living finish — it darkens and develops character with use, and cannot be returned to new. Lacquered and PVD finishes stay as supplied. Neither is wrong, but you should choose knowing which you are buying.
Do you build custom vanities?
Yes. Where an off-the-shelf unit leaves dead space, made-to-measure joinery uses the full width and lets you set drawer heights around what you actually store. Lead times are longer, so it needs deciding early — particularly in a unit, where the approval process is running in parallel.
