Is my Beecroft house in the conservation area?
Some of the suburb is and some is not, and individual properties can also be listed heritage items in their own right. It is mapped by address in the Hornsby Local Environmental Plan rather than by street, so we look yours up with the council before starting any design work.
Can I still extend a house in a conservation area?
Often yes, but usually through a development application rather than the fast complying-development pathway. Extensions at the rear that are not visible from the street are generally viewed far more favourably than anything altering the front elevation or roofline.
How much longer does a DA add?
Meaningfully. Between preparing documentation, any heritage impact statement, council assessment and any requests for information, it is months rather than weeks. Complying development is far quicker but is generally not available on heritage-affected land. We build the real timeline into the programme rather than the optimistic one.
Should we keep the original features?
Our view is usually yes, and not only for approval reasons. Original joinery, leadlight, fireplaces and ceiling detail are a large part of what makes these houses worth what they are. Modernising the services and the layout while keeping the character generally produces a better house than stripping it back.
Can we live in the house during the work?
On a large Beecroft home, often yes for much of it. We can seal off a zone and keep a functioning kitchen and bathroom running. The exceptions are floor sanding, a full rewire and the kitchen changeover. We identify those windows in the programme so you can plan around them.
