Can you renovate a unit between tenancies?

Yes, and it is the sensible window. The key is getting owners corporation approval in hand and all long-lead items on site before the tenant moves out, so demolition starts immediately rather than after two months of waiting. Every week of programme on a rental is a week of lost income.

Should I specify differently for a rental?

Yes. Durability and serviceability matter more than premium finishes on a property that turns over. Hard-wearing floors, robust tapware and appliances that are easy to replace part-for-part. Spending on a marble benchtop in a rental rarely returns anything in rent.

Do newer apartment buildings have easier approval?

Usually the opposite. Newer Lindfield schemes tend to have detailed renovation by-laws covering approved hours, lift protection, acoustic requirements, insurance and documentation. Older blocks are sometimes more relaxed. Either way, get the by-law from your strata manager before designing anything.

Our house is from the 1930s. What will you find?

Typically original wiring, corroded galvanised supply and cast iron waste, and little or no insulation. None of it is unusual and none of it is a reason to walk away, but it should be in the budget from the start. We hold a named contingency rather than quoting low and issuing variations.

Is renovation work tax deductible?

We cannot advise on that and would not try. Broadly, capital works on an investment property may be depreciable over time while repairs may be treated differently, but the distinction is technical and depends on your circumstances. Raise it with your accountant before the work starts rather than at the end of the financial year.
