How do I know if I am over-capitalising?
Look at what renovated houses on comparable streets actually sell for, then compare that to your purchase price plus the renovation. If the second number is higher, you are spending for lifestyle rather than return — which is a perfectly reasonable choice as long as it is a choice. A local agent will give you the sale figures; we will give you the build figure.
What should I do first if I cannot afford everything?
Anything that stops deterioration — roof, drainage, rot, faulty wiring. Then the kitchen and main bathroom, which carry most of the day-to-day and resale value. Flooring and paint last, because they are relatively cheap and transform a house disproportionately. Decorative work always goes to the bottom.
Can a whole townhouse be renovated in one project?
Yes, and it is the efficient way to do it — but the owners corporation has to approve the full scope first, and for a strata-titled property that is not optional however private the dwelling feels. We prepare one document covering kitchen, bathrooms, flooring and joinery so the committee assesses everything at a single meeting instead of over three.
Is it cheaper to stay in the house or move out?
Staying avoids rent but slows the programme, because trades cannot overlap and everything has to be protected and made safe daily. Moving out costs rent and storage but compresses the build. On a large scope the time saving sometimes exceeds the rent. We will price both so you can compare rather than guess.
Will you tell me if I am spending too much?
Yes. It costs us the larger job to say it, and we say it anyway. If a scope is heading past what the street supports and you are planning to sell, you will hear that during design. If you are staying long term, we will tell you that the ceiling matters much less to you.
