Almost every Pymble house we are asked to renovate has enough rooms and the wrong relationships between them — a kitchen cut off from where people sit, a formal lounge nobody enters, a laundry in the wrong place.
The plan is what dates
Finishes look old after fifteen years. A bad floor plan feels wrong from the first week and never improves.
Room count is not the problem
With 58.2% of homes at four-plus bedrooms, Pymble houses rarely need more rooms. They need better-connected ones.
Do it once, properly
Two partial renovations a few years apart cost more than one complete one and disrupt the household twice.

Where should the money go on a large house?
Into the rooms you actually occupy and into the floor plan. A kitchen that connects properly to living and outdoors, a main bathroom and ensuite done well, and the invisible comfort items — glazing, insulation, zoned heating. Guest bedrooms and secondary bathrooms almost never repay premium finishes.
Can we remove the wall between the kitchen and living room?
Usually, and it is the most requested change in Pymble. If the wall is load-bearing it needs a structural engineer's design for the beam and its supports, which is a cost line and a lead time but not an obstacle. That is also the point at which the work stops being exempt development.
Can you over-capitalise in a suburb like this?
Yes, though the ceiling is high. The more common Pymble mistake is not spending too much overall but spreading it evenly across a large house, so nothing is finished to a standard anyone notices. We would rather concentrate the budget and tell you which rooms to leave alone this round.
We are in an apartment, not a house. Does this page apply?
Much of it does not, which is why there is a separate section above. In a unit the floor plan is largely fixed by the slab, so the advice about reworking the plan mostly falls away. The budget goes into joinery, storage, lighting and the wet areas instead, and the owners corporation approval becomes the longest item in the programme.
How long does a whole-house Pymble renovation take?
Typically sixteen to twenty-four weeks on site for a large two-storey house doing kitchen, multiple bathrooms, structural opening, flooring and painting. Engineering and any approval sit in front of that. We issue a written programme with the floor-by-floor sequence rather than a single end date.
