What is the difference between a heritage item and a conservation area?
A heritage item is an individually listed property, assessed on its own significance and the most constrained. A conservation area is a mapped precinct where the concern is the streetscape rather than any single house. Both are recorded in the Ku-ring-gai Local Environmental Plan and both affect what approval you need, but a house merely inside a conservation area generally has more latitude.
Can I build near the trees on my block?
This is frequently the binding constraint in Ku-ring-gai rather than the house itself. Tree protection controls here are strict, and an extension footprint that encroaches on a significant tree's root zone may need an arborist report or may simply not be approvable. We check the canopy before designing a footprint, not after.
Does heritage listing stop me modernising the interior?
Rarely. Heritage controls are overwhelmingly concerned with external appearance and significant original fabric, and internal work that leaves structure alone is generally exempt development in any case. New kitchens, new bathrooms and internal reconfiguration are usually straightforward. Where it bites is roof lines, window openings and anything altering the front elevation.
Can we live in the house during a full renovation?
On a large Wahroonga home, generally yes for most of it — we can seal off a zone and keep a kitchen and bathroom running. The exceptions are a full rewire or replumb, which affect the entire house at once, and floor sanding. Old plaster also generates far more dust than modern construction, which matters if you are staying.
Should we keep the original features?
Almost always, and not only for approval reasons. Period detail is a substantial part of what these houses are worth. The better result is usually restoring the character while quietly modernising everything invisible — wiring, insulation, heating, glazing and the kitchen.
