Budget
Where the money should go, in order.
Every kitchen budget is smaller than the wish list. The order matters more than the total, and this is the sequence we would use on our own house.
Carcass and hardware first
Runners, hinges and the box itself are what fail. Nobody photographs them and they decide whether the kitchen lasts.
Then the benchtop
It takes every knife, every hot pan and every spill. If one thing is upgraded past budget, make it this.
Doors are the cheap variable
A good laminate or two-pack door in a well-chosen colour looks excellent. This is where restraint costs you nothing.
Skip the feature splashback
Stone up the wall is the commonest place we see money spent that changes nothing about how the kitchen works.
Scope
The cheapest changes that actually work.
Median monthly mortgage repayment here is $2,700. Most Pennant Hills clients are not looking for the largest possible kitchen — they are looking for the one that gives the most back per dollar.
Keep the plumbing where it is
Leaving the sink in place saves a meaningful sum. If the layout works, that money buys better hardware instead.
Widen the opening, do not remove the wall
Taking a doorway out to two metres gets much of the benefit of an open plan without a beam and footings.
Reuse what is sound
If the carcasses are solid and the layout works, new doors, benchtop and hardware transform a kitchen for far less.
We will tell you to stop
If a scope is heading past what the street supports, you will hear it from us during design rather than from a valuer.
Strata — 26.4% of Pennant Hills
The most mixed housing in the shire.
Houses, townhouses and units in genuinely significant numbers. Which one you own changes the approval path and the timeline more than it changes the kitchen itself.
689 strata dwellings
300 townhouses and villas plus 389 apartments. More than a quarter of the suburb needs owners corporation consent.
Get the by-law before designing
It sets the hours, the protection requirements and what needs approval. Reading it first avoids a rejected application.
Recirculating hood
Ducting through an external wall crosses common property. Choose the appliance knowing that.

Pennant Hills questions
Getting value out of a kitchen.
If the budget is tight, what should we not compromise on?
The cabinet carcasses and the hardware. Runners and hinges are what fail after a few years, and replacing them in a built kitchen is disproportionately expensive. Doors and splashbacks are the cheap variables — a restrained laminate door in a good colour looks excellent and costs a fraction of two-pack.
Can we keep the existing layout?
If it works, keeping the plumbing where it is saves a meaningful amount that can go into better hardware or a better benchtop. We will tell you honestly whether the existing layout is genuinely workable or whether you will regret leaving it — that answer depends on the room, not the budget.
Is a partial kitchen renovation worth doing?
Sometimes, and we will say so. If the carcasses are sound and the layout works, replacing doors, benchtop, sink, tapware and hardware transforms a kitchen for well under the cost of a full rebuild. It is not the right answer if the boxes are chipboard that has swollen, and we will tell you which you have.
Do we need approval for a kitchen?
In a house, generally not — internal work that does not alter structure is exempt development in NSW. Removing a load-bearing wall needs an engineer's design regardless. In a strata townhouse or unit, owners corporation approval is required and that is a separate process to any planning question.
Will you tell me if I am overspending?
Yes, and it costs us the larger job to do it. If a scope is running past what comparable houses on your street support and you are planning to sell, you will hear that during design. If you are staying twenty years, we will tell you the resale ceiling matters much less to you.
Tell us the number.
Honestly, up front. We would rather design the best kitchen your budget buys than quote one it does not.
