Laundry renovations in Beecroft.

57% of Beecroft homes have four or more bedrooms and plenty of the older ones have a single downstairs toilet. The laundry already has the drainage to fix that, which makes it the most useful room in the house to renovate.

Adding the second toilet here.

Beecroft's housing is older and larger — 81.4% separate houses, 57.4% with four or more bedrooms. A good number were built with one downstairs toilet for the whole family, and the laundry is the cheapest place to add a second.

The soil connection is already close

That is the whole reason this works. A toilet needs a soil pipe, and the laundry is usually the nearest point to one.

Plan the door arrangement

A toilet should not open straight into a kitchen or living space. A small vestibule or a second door solves it.

Ventilation through the wall

A ducted fan to outside air. In a conservation area we check where that penetration lands before designing it.

Keep the trough and the bench

If fitting a toilet costs you the laundry sink, the room has gone backwards. We will say if it does not fit.

Units — 13.0% of Beecroft

In an apartment it is a cupboard.

437 flats and apartments, mostly near the station and newer than the houses around them. Everything above about adding a toilet assumes a real room with space for a door — in a unit that is not on the table.

No second toilet on offer

In an apartment laundry cupboard the combination is not available. The job becomes joinery and ventilation.

Condenser dryer

No duct means no penetration through common property and no argument with the owners corporation.

Consent for a small scope

Waterproofing still triggers approval, but committees generally move quickly on a room this size.

Before any external vent is designed

Dwelling, bedroom and household figures from the ABS 2021 Census QuickStats for Beecroft (SAL10249). Adding a pan connector to existing drainage is licensed plumbing work and gets notified, like any sanitary alteration. Heritage mapping sits in the Hornsby Local Environmental Plan. Beecroft questions

Laundry, plus a toilet.

Why is the laundry the cheapest place for a second toilet?

Because the expensive part is already there. A toilet needs a soil connection with adequate fall, and the laundry is normally the closest room to one. Adding a pan and a small basin to an existing wet area costs far less than creating a powder room somewhere with no drainage nearby.

Does the ventilation duct affect a heritage property?

It can, and it is the part of this job most likely to. A mechanical exhaust has to discharge to outside air, and where that penetration lands on a visible elevation in a conservation area it may need consent. On a rear or concealed face it is generally straightforward. We check the mapping before designing the route.

Will we still have a proper laundry afterwards?

In a Beecroft house, almost always — these rooms are generally big enough for both. Where the room is genuinely tight we would rather tell you the combination does not work than hand back a laundry with nowhere to soak anything and a toilet you edge past.

Does adding a toilet need council approval?

Adding a sanitary fixture within the existing building, with no structural change, is generally exempt development in NSW. The plumbing must be carried out by a licensed plumber and notified. Where an external vent is required on a heritage-affected elevation, that specific element may need consent.

How long does it take?

Two to three weeks on site for a laundry with a toilet added, against one to two for a laundry alone. The extra time is the drainage connection and the ventilation duct. It remains the shortest wet area project you can do in the house.

One downstairs toilet?

Then the laundry is almost certainly where the second one goes. Send us the room dimensions.
