Houses — 81.5% of Cherrybrook

A laundry sized for the household.

Cherrybrook has the largest average household in the district at 3.1 people, and 71.8% of homes have four or more bedrooms. The laundry in these houses is usually generous in floor area and poor in everything else.

Sort before you wash

Three pull-out hampers built into the joinery. With four people, sorting on the floor is what makes the room chaotic.

Bench long enough to fold

A metre and a half of continuous surface over the machines. Anything shorter and folding migrates to the dining table.

Hanging space indoors

A rail for shirts and school uniforms, not a clothes horse in the hallway. It is the most requested thing here.

Size the machines up

A 10kg washer runs fewer cycles than an 8kg one for a family of four. Check the cavity depth before you buy.

Townhouse laundries.

1,023 townhouses and villas against just 74 apartments. In these the laundry is usually a compromise carved out of circulation space, and often on an upper floor over a living room.

Usually upstairs or under the stairs

Townhouse laundries are tucked into leftover space. Stacking the machines is normally what makes them work.

Upstairs needs proper waterproofing

A laundry over living space is the same risk as a bathroom. Membrane and certification, not a tray under the machine.

Owners corporation consent

Strata-titled means approval before work starts, even for a room this small and even with your own driveway.

Cherrybrook questions

Laundries that keep up.

What does a family of four actually need in a laundry?

Somewhere to sort, somewhere to fold and somewhere to hang. Three built-in hampers, a metre and a half of continuous bench, and an indoor hanging rail cover almost every complaint we hear. Storage for cleaning products is a distant fourth, and finishes come after that.

Should we upsize the washing machine?

For four people, generally yes — a larger drum means fewer cycles rather than bigger ones. The constraint is cavity depth, because larger machines are deeper as well as wider and can foul a bench return. Measure before buying, or tell us the model and we will design around it.

Our laundry is upstairs. Is that a problem?

It needs proper treatment rather than being a problem. A laundry above a living area is the same waterproofing risk as a bathroom, so it gets a full membrane, a floor waste and certification. A drip tray under the machine is not an adequate substitute, whatever the original builder did.

Can the laundry give up space for a butler's pantry?

Often, and on Cherrybrook floor plans it is usually where the pantry comes from. The laundry here tends to be larger than it needs to be. The key is designing both rooms together so the laundry does not lose the bench and hamper space it actually needs.

Does a townhouse laundry need strata approval?

If the property is strata-titled, yes. Waterproofing and floor penetrations affect common property, and that applies whether the dwelling is an apartment or a townhouse with its own garage. The scope is small so committees usually deal with it quickly.

How many loads a week?

It is the most useful thing you can tell us. The answer sizes the bench, the hampers and the machines.
