Gordon · Ku-ring-gai
Laundry renovations in Gordon.
In a lot of Gordon's older apartments the washing machine lives in the bathroom. Getting it out of there — or making that arrangement work properly — is the job we are usually asked to do here.

Getting the machine out of the bathroom.
Gordon is the only Ku-ring-gai suburb with more flats than houses, and a lot of that stock predates any expectation of a separate laundry. Whether the machine can move depends entirely on where the drainage runs.
Machine in the bathroom is common
Older Gordon blocks frequently have no separate laundry at all. The washer sits under the vanity or beside the bath.
Relocating means finding a waste
A laundry needs a floor waste and a tap set. Where the existing drainage runs decides whether a cupboard elsewhere is possible.
Or do it properly where it is
A recessed cabinet, a stacked pair and a benchtop over turns a compromise into a considered arrangement.
Moisture has to go somewhere
A heat pump dryer and adequate mechanical extraction. Without both, an internal laundry puts water into the plasterboard.
Houses — 45.3% of Gordon
Where there is a proper laundry already.
1,448 separate houses. The laundry is usually there and usually original — a concrete trough, a tap set and bare walls. What it lacks is storage, bench space and anywhere sensible to dry indoors.
Usually a real room
A Gordon house of this era generally has a dedicated laundry with an external wall and a door to the yard.
Vent the dryer through it
With an external wall available there is no argument for a recirculating machine. Duct it and be done.
Storage is the missing piece
Overhead cupboards, a broom cupboard and a hanging rail. Most original laundries have a trough and nothing else.

Gordon questions
Where the machine goes.
Can the washing machine be moved out of the bathroom?
Sometimes, and it turns entirely on drainage. A laundry needs a waste with adequate fall plus hot and cold taps, so the question is whether there is an existing line near the cupboard or wall you have in mind. On a suspended slab, cutting a new run is rarely proportionate. We look at the plumbing before discussing joinery.
Our block is from the 1970s. Is the plumbing a problem?
It is worth checking rather than assuming. Original branch waste in blocks of that age is often undersized by current expectations, and a washing machine discharges a large volume quickly. Where we find that, replacing the branch within your lot is usually straightforward; the stack itself is common property and a different conversation.
Does a laundry need owners corporation approval?
Generally yes, because waterproofing and floor penetrations are involved. It is a small scope compared to a bathroom, so committees usually deal with it quickly. Gordon schemes tend to be modest in size, which helps. We prepare the written scope for the application.
What is the cheapest thing that makes the most difference?
A benchtop over the machines and a decent trough. Somewhere to fold and somewhere to soak are what people actually miss, and both cost far less than retiling. In a cupboard laundry, stacking the machines to free the lower half achieves the same thing.
How long does a laundry take?
Usually one to two weeks on site for a full renovation, longer if plumbing is being relocated. Waterproofing cure times set the floor under that and cannot be compressed. It is the shortest room in the house to do, which is part of why it is worth doing properly.
Send a photo of where the machine is now.
That, and roughly where the bathroom sits. It is usually enough for us to say whether it can move.
