Is a laundry worth renovating on a rental?

It is the cheapest room in the property to bring up to standard, and a poor laundry is a recurring source of maintenance calls and tenant complaints. A stainless trough, tiled floor and reliable isolating taps remove most of that for a small fraction of what a kitchen costs.

Should I supply the washing machine?

Most Lindfield landlords do not, and that is worth designing around. If tenants bring their own, the space needs to accommodate a range of machine sizes rather than being built tightly to one model. A cavity that only fits a particular width becomes a problem at every changeover.

Tile or vinyl on the floor?

Tile, on a rental. Vinyl looks fine on handover and lifts at the edges within a few tenancies, particularly around a machine that vibrates. Tile costs more once and less over ten years, which is the right way to think about a property you intend to hold.

What causes the most water damage claims?
