Laundry renovations in Pymble.

In a four-bedroom house with one downstairs toilet, the laundry is usually the only room with the drainage to add a second one. That is the highest-value thing a Pymble laundry can do.

Houses — 72.4% of Pymble

Adding a second toilet to the laundry.

58.2% of Pymble homes have four or more bedrooms, and a good number of the older ones were built with a single downstairs toilet. The laundry is almost always the cheapest place to add the second one.

The drainage is already there

A laundry has a floor waste and a soil connection nearby. That is most of what a toilet needs, and why this room is the cheap option.

You need a separating door

A toilet opening directly into a kitchen or living space is not acceptable. The layout usually needs a small vestibule.

Mechanical extraction, not a window

A ducted fan is required where there is no openable window. It runs to outside air, and in a house that is straightforward.

Do not lose the trough

Squeezing in a toilet at the cost of the laundry sink is a bad trade. If both do not fit, we will tell you.

968 flats and apartments. Everything above about combining a laundry and toilet assumes a house with a real room — in a unit it is a different, smaller job.

No room for a second toilet

In an apartment laundry cupboard the combined option simply does not exist. The scope is joinery and ventilation.

Heat pump dryer

No duct, no penetration through common property, no approval argument. It is the right machine for a unit.

Consent still required

Waterproofing and floor penetrations mean owners corporation approval even for a cupboard-sized scope.

Pymble questions

Laundry plus toilet.

Can we put a toilet in the laundry?

Usually, and it is the cheapest second toilet you will ever add because the drainage is largely in place. The two things that decide it are whether there is room for a separating door or vestibule so the toilet does not open directly into a kitchen or living area, and whether ventilation can be ducted to outside air.

Why does it need a separating door?

A sanitary compartment generally should not open directly into a kitchen or a room used for living or dining. In practice that means either an airlock, a small vestibule, or positioning the laundry door so the toilet sits behind a second door. It usually costs a little floor area, which is why the layout matters more than the fittings.

Do we lose the laundry trough?

Not if the room is a reasonable size, which most Pymble laundries are. Where the room is genuinely tight we would rather tell you the combination does not work than deliver a laundry with nowhere to soak anything. In that case a powder room elsewhere is often the better answer.

Does adding a toilet need approval?

Adding a sanitary fixture is generally exempt development in NSW where no structural change is involved, so usually no planning application. The plumbing must be done by a licensed plumber and notified, and the ventilation has to meet the Building Code. We handle both.

How long does it take?

A laundry with a toilet added typically runs two to three weeks on site, against one to two for a laundry alone. The extra time is drainage and the ventilation duct. It is still the shortest wet area project in the house.

How many toilets downstairs?

If the answer is one, the laundry is probably where the second one goes. Send us the dimensions.
