Short answer: the most current independent guide in Australia, the Archicentre Australia Cost Guide 2026, puts a bathroom or ensuite fit-out at $17,500 to $35,000, GST inclusive. Canstar puts the national average at $26,000, with a working range of $8,000 to $35,000 and above.
Both figures are national. Neither is a Sydney figure — and that gap matters, so we deal with it honestly below.
What the $17,500 to $35,000 range actually covers
Archicentre is the cost guide published by an architects' body rather than a builder or a lead-generation site, which is why we lead with it. Its bathroom line item is a wet-area fit-out and it excludes several things that a real project usually needs:
- Upgrading services — electrical, plumbing, heating
- Repairs to the existing house
- Structural upgrades
- Professional fees
It also assumes the building is in sound condition and that access is good. In a 1930s Wahroonga bathroom with a rotted subfloor, or a third-floor Hornsby unit with no lift, neither assumption holds.
That is not a criticism of the guide. It is why a quote for your bathroom can sit above the published range for entirely legitimate reasons.
The tiers: what you get at each price
The single biggest driver of which tier you land in is whether the plumbing stays where it is.
- Basic, $8,000 to $15,000. Cosmetic. New tiles, new fixtures, same layout, same waste and water points.
- Standard, $15,000 to $35,000. Full strip-out back to studs, new waterproofing, new floor and wall tiling, new fixtures. Layout largely unchanged.
- Premium, $35,000 and up. Layout changes, relocated plumbing and electrical, structural work, stone, custom joinery, frameless glass.
Moving a toilet waste is the moment a bathroom stops being a finishes job and becomes a building job. It is worth knowing that before you fall in love with a floor plan.
Why nobody publishes a Sydney number
We looked. The Australian Bureau of Statistics publishes the total value of residential alterations and additions — $3,976.2 million nationally in the March 2026 quarter, up 10.2% year on year — but it does not break bathrooms out, and the state split is not in the headline release. The Housing Industry Association's Kitchens and Bathrooms Report is the right dataset, and it is behind a member paywall.
Every “Sydney bathroom renovation cost” figure we could find on the open web came from a renovation company's own marketing page. Those are not data. We have not used them here, and we would encourage you to discount them wherever you see them.
Costs have risen — here is the only clean comparison
Comparing different publishers across different years tells you nothing, because they measure different things. Comparing the same guide across editions tells you something real: the low end of the bathroom range rose 16.7% and the high end 9.4% between the 2023 and 2026 editions.
That is consistent with the official price data. The ABS Producer Price Index shows house construction output prices in NSW up 4.8% in the year to June 2026, and nationally up 5.9% — the largest quarterly rise since September 2022.
Two NSW numbers that change your legal position
Almost every real bathroom renovation crosses both of these.
- Over $5,000 including GST, in labour and materials: a written contract is required, and the person doing the work must hold a contractor licence. That includes waterproofing, which is a licensed specialist trade in its own right in NSW.
- Over $20,000 including GST: Home Building Compensation insurance must be in place before work starts or any deposit is taken. Deposits are capped at 10%.
If a quote for a full bathroom comes in under $20,000 and the builder does not mention HBC insurance, that is worth a direct question.
What we would tell you on the phone
The published ranges are a sanity check, not a quote. What moves your number is specific and knowable: whether the plumbing moves, what condition the subfloor and framing are in, whether you are in strata, whether the room is on a slab or a suspended timber floor, and how long the tapware and tiles you want take to arrive.
None of that can be guessed from a website. It takes twenty minutes in the room.
Common questions
Is $20,000 enough for a bathroom renovation in Sydney?
It sits inside the standard tier of every published range, so it is a realistic budget for a like-for-like renovation of a normal-sized main bathroom where the plumbing stays put. It is not a realistic budget for a layout change or a premium finish.
Why is my quote higher than the online cost guides?
Usually because the guides exclude services upgrades, structural work and repairs to the existing house — and your bathroom needs one of them. Ask for the quote to be itemised so you can see which line is doing it.
Does the price include GST?
The Archicentre figures do. Many others do not state it either way. Always ask.
How much should I hold back for contingencies?
On an older North Shore home a contingency is not optional — what is behind the wall is genuinely unknown until the wall is open. Agree in advance how variations will be priced and approved.
