Short answer: the only size-banded kitchen figure published by any source we would use is Finder's approximately $15,000 for a kitchen under 6m². It was last updated on 23 February 2023, and Finder does not disclose how it was derived.
That is the whole of the published evidence. There is no small-kitchen figure from Archicentre, none from the ABS, and nothing Sydney-specific from anyone credible. We are not going to manufacture one.
What the published numbers actually say about size
The Archicentre Australia Cost Guide 2026 gives one kitchen line, $23,000 to $49,000 GST inclusive, and does not band it by area. Finder's tiers — budget $10,000 to $22,000, mid-range $15,000 to $45,000, higher-end from $35,000 — are tiers of scope and finish, not of floor area. Only the single "under 6m², approximately $15,000" line attempts to price by size, and it sits inside a three-year-old page with no stated method.
Use it the way we do: as a sense-check that a small kitchen is not a small number, and nothing more precise than that.
Why a small kitchen is not proportionally cheaper
Halving the length of a kitchen does not halve the cost, and on our own jobs the cost per metre of bench run goes up as the kitchen gets smaller. The reason is that most of a kitchen budget is not sold by the metre.
These items barely move with size:
- Getting trades to site. A plumber's day is a plumber's day. The same is true of the electrician, the tiler and the joiner. A four-metre galley and an eight-metre U-shape often need the same number of visits, because the sequence — strip out, rough-in, joinery, benchtop template, benchtop install, fit-off, make good — does not shorten just because the room did.
- Appliances. A small kitchen still needs an oven, a cooktop, a rangehood and usually a dishwasher. Those cost what they cost. In a compact kitchen they can cost more, because the units that fit a 600 mm or under-bench space are a narrower market than the standard sizes.
- Plumbing and electrical. One sink, one waste, one set of appliance circuits, one switchboard check. None of that scales down.
- Benchtop fabrication. Template, cut-outs for the sink and cooktop, edge work and a delivery. A small stone top can carry close to the same fabrication and delivery overhead as a large one, because the cut-outs and the trip are the work.
- Strip-out and waste. A skip is a skip, and a bin has a minimum size.
- Running the job. Measure, design, ordering, scheduling and supervision are barely affected by run length.
What genuinely does scale is the cabinetry itself, the benchtop area, the splashback, and the hours of install. That is a real saving. It is just a smaller share of the total than most people expect.
Galley kitchens and unit kitchens on the North Shore
A lot of small kitchens around Hornsby, Gordon and Turramurra are in post-war walk-up units, and they bring their own costs that have nothing to do with cabinetry.
Access is the first. A third-floor walk-up with no lift means every sheet of board, every appliance and the benchtop go up the stairs by hand, and everything that comes out goes down them. Parking near the block is often metered or restricted, so the skip has to sit somewhere it is allowed to.
The second is the room itself. In a galley 2.4 metres wide, two trades cannot work at once. Work that would overlap in a house has to run single-file, which stretches the program without adding scope.
The third is strata. Under the Strata Schemes Management Act 2015, installing or removing cupboards and changes to internal walls are minor renovations, requiring an ordinary resolution of more than 50% of votes. That is a calendar item, not a cost item, but it decides when you can start.
None of this makes a small kitchen a bad project. It makes it a project that should be priced on the room in front of you, not on floor area.
A small kitchen still crosses NSW contract rules
At around $15,000, a small kitchen is well over the $5,000 mark, so a written contract is required and the person doing the work must hold a contractor licence. Between $5,000 and $20,000 the small jobs contract applies. Deposits are capped at 10%.
If the scope grows — a wall opened up, services moved, better appliances — and the contract price passes $20,000 including GST, Home Building Compensation insurance must be in place before work starts or a deposit is taken, and the large contract requirements apply. Small kitchens cross that line more often than owners expect.
Common questions
Is there a reliable cost per square metre for a kitchen?
Not for a kitchen fit-out. Archicentre publishes a whole-project rate of $1,600 to $3,900 per square metre for renovation inside the existing building envelope, but that is a building rate for an area of house, not a way to price a kitchen by its floor size.
How long does a small kitchen renovation take?
Finder put a small kitchen at roughly two weeks and a kitchen generally at four to eight weeks, in February 2023. Canstar said four to six weeks for an average renovation in May 2023. Joinery and benchtop lead times usually set the date, not the size of the room.
Will a galley kitchen cost less than an L-shaped one?
Usually a little, because there is less cabinetry and less benchtop. The trades, appliances and services are much the same, so the saving is smaller than the difference in run length suggests.
Is $15,000 a realistic budget for a small kitchen in Sydney?
No credible source publishes a Sydney figure, so we cannot tell you it is or it is not. What we can say is that Finder's $15,000 is a national figure from 2023, and that the ABS Producer Price Index shows NSW house construction output prices up 4.8% in the year to June 2026 alone.
Why do two quotes for the same small kitchen differ so much?
Almost always appliances, benchtop material, and whether services are being moved. Ask for the quote itemised and the difference usually shows up on one or two lines.
