Kitchen renovations in Beecroft.
Parts of Beecroft sit in a heritage conservation area. A kitchen almost never troubles that — right up until the design needs a new window over the sink or a vent through the wall.

What heritage does and does not touch.
81.4% of Beecroft dwellings are separate houses and a meaningful share sit within the conservation area or are individually listed. The kitchen itself is rarely the issue; the wall behind it sometimes is.
Inside is almost always fine
Cabinetry, appliances, plumbing and internal layout. Heritage controls are not concerned with any of it.
A new window is the trigger
Adding or enlarging an opening changes an elevation. On a visible face in a conservation area, that needs checking.
So is an external vent
A ducted rangehood has to exit somewhere. Where that penetration lands can matter more than the hood itself.
Checked by address, not street
Listing is property-specific and mapped in the Hornsby LEP. We look yours up before the layout is fixed.

Design
Opening up without touching the outside.
Beecroft has the highest outright ownership in the district. Nobody here is renovating to sell, so the sensible approach is the one that gets the kitchen you want with the least friction from the planning system.
Work inwards, not outwards
Absorbing a scullery, back hall or oversized pantry avoids the elevation question entirely and is usually cheaper.
Rear is easier than front
Where an external change is needed, anything not visible from the street is viewed far more sympathetically.
Recirculate if venting is difficult
A carbon-filter hood is less effective and it avoids putting a new penetration through a heritage elevation.
Keep the original detail
With 43.4% of homes owned outright, these are long-hold properties. The period detail is part of the value.
Units — 13.0% of Beecroft
Apartment kitchens near the station.
437 flats and apartments by the 2021 count. Interestingly they land on the same answer as the heritage houses for extraction — recirculating — for a completely different reason.
Heritage stops at the front door
Beecroft's unit stock is newer than the houses around it. The constraint inside is the by-law, not the LEP.
Bundle the trades into one request
Joinery, wet work, wiring and floor covering listed on a single application so the committee sees the whole job at once.
Filter, not duct
For a different reason than the houses — here it is common property rather than heritage that rules it out.

Heritage mapping
We check it
Before design, not after
Dwelling, tenure and bedroom figures from the ABS 2021 Census QuickStats for Beecroft (SAL10249). Whether your specific address carries a listing or falls inside the mapped conservation precinct is a question for Hornsby Shire Council, and we ask it on your behalf. Beecroft questions
Heritage and kitchens.
Does heritage listing stop me renovating the kitchen?
Almost never. Heritage controls are concerned with external appearance and significant original fabric, and a kitchen fit-out is neither. New cabinetry, appliances, plumbing and internal layout changes are generally straightforward regardless of whether the property is listed or in the conservation area.
Can we put a window over the sink?
This is the question where it does matter. Adding or enlarging an opening alters an external elevation, and in a conservation area or on a listed property that can require consent — particularly on a face visible from the street. A rear elevation is viewed far more sympathetically. We check the mapping before the layout is fixed.
Can I have a ducted rangehood?
It depends where the duct exits. A penetration through a visible heritage elevation is the part that causes difficulty, not the appliance. Where the route is awkward, a recirculating carbon-filter hood is the practical answer — less effective at removing steam, and it avoids the approval question entirely.
Is my Beecroft house in the conservation area?
Some of the suburb is and some is not, and individual properties can also be separately listed. It is mapped by address in the Hornsby Local Environmental Plan rather than by street, so we look yours up with the council rather than assuming from the neighbours.
Should we keep the original features?
With 43.4% of Beecroft homes owned outright, these are properties people hold for decades, and the period detail is a real part of what they are worth. Our view is to modernise the services and the plan while retaining the character — that generally produces a better house than stripping it back.
