Kitchen renovations in St Ives.

Over half of St Ives homes have four or more bedrooms and 42% are owned outright. These kitchens get built once and then used for twenty years, which changes what is worth specifying.

Houses — 66.1% of St Ives

Whether a butler's pantry is worth it.

53.6% of St Ives dwellings have four or more bedrooms, and households average 2.9 people. That combination — a large house, a family that entertains — is exactly where a pantry earns its floor area, and exactly where it gets specified badly.

A butler's pantry earns its space

A second sink and the appliances out of sight. On a house that entertains, it is the difference between tidy and hiding.

Borrow from the laundry

The pantry usually comes out of an oversized laundry or a hallway cupboard rather than from an extension.

Keep the main run uncluttered

Microwave, toaster and kettle live in the pantry. The visible kitchen stays a bench, a cooktop and a sink.

Do not do it in a small kitchen

Under about four metres of main run, a pantry takes more than it gives. We will say so rather than sell it.

Building for the long term

A kitchen you can still use at eighty.

Only one in six St Ives dwellings is rented and 41.8% are owned outright. Almost nobody here is renovating to sell, which means the sensible brief is a kitchen that still works in twenty years — without looking like it was designed for that.

Drawers, not base cupboards

You do not kneel on the floor to find a pot. Deep drawers cost more and are the single best long-term decision.

Wall oven at chest height

Lifting a hot dish out of an under-bench oven gets harder. Raising it costs nothing extra at design stage.

Lever taps and induction

Easier to operate and safer to leave. Neither reads as an accessibility feature to anyone looking at the room.

Light the bench, not the ceiling

Under-cabinet lighting on the work surface matters more with every passing decade, and costs very little to add.

Villas, townhouses and apartments.

Strata — one in three St Ives dwellings

Villas, townhouses and apartments.

Add the 1,644 apartments to the 481 townhouses and villas and roughly a third of the suburb is strata-titled. For somewhere known for large family houses, that catches people out.

Villas are strata too

481 St Ives dwellings are townhouses or villas. Own front door, own driveway, and still an owners corporation.

Slab means the sink stays

In a villa or apartment on ground slab, moving the waste is cutting concrete. Usually not proportionate for a kitchen.

Renovate before you move in

A common St Ives downsizing move, and much the easier way to do it — an empty property halves the disruption.

St Ives questions

Pantries and long-term design.

Is a butler's pantry worth the space?

In a large house that entertains, usually yes. It moves the appliances, the mess and often a second sink out of the visible kitchen. In a smaller kitchen it takes bench and storage away from the room you actually stand in, and the result is worse. The honest threshold is roughly four metres of main run.

Where does the pantry usually come from?

Most often from an oversized laundry backing onto the kitchen, or a hallway linen cupboard. Borrowing from an adjoining room is far cheaper than extending. Whether the dividing wall is load-bearing determines how straightforward it is, and we establish that at the first visit.

Should we build in accessibility now?

If you intend to stay — and with 41.8% of St Ives homes owned outright most people do — then yes. Deep drawers instead of base cupboards, a wall oven at chest height, lever tapware and lit benches all cost little at design stage and are expensive to retrofit. None of it looks clinical.

We are downsizing into a villa. Does strata apply?

If it is strata-titled, yes — the private courtyard and driveway make no difference. Owners corporation approval is needed before work starts. Our advice is to renovate before you move in: an empty property lets trades overlap and you avoid living through it.

How long does a kitchen take?

Four to six weeks on site once joinery is made, plus the cabinetry lead time in front. There is a fixed pause mid-job while the benchtop is templated off the installed cabinets and fabricated. Adding a butler's pantry does not add much time, because it runs in parallel with the main kitchen.

How long are you staying?

In this suburb the answer is usually decades, and that should shape the specification more than any trend does.
