Warrawee · Ku-ring-gai
Kitchen renovations in Warrawee.
At this level the money is in stone, custom joinery and imported appliances — all of which have lead times measured in months. The commonest way a Warrawee kitchen goes wrong is ordering too late.

Selections
Three decisions that set the timeline.
See them at full size in the Hornsby showroom rather than choosing from a sample chip.
Stone and porcelain
Natural stone marks and patinates. Engineered and porcelain slabs do not. Neither is wrong — but choose knowing which you are buying.
Joinery and finish
Two-pack, veneer or solid timber. The carcass construction and the hardware matter more in ten years than the door colour does.
Appliances
Integrated and imported units frequently run long lead times. The whole programme waits on the slowest one.

Programme
Lead times are the real constraint.
On a Warrawee kitchen the build itself is rarely the problem. Procurement is. We lock selections before demolition so the room is out of use for weeks rather than months.
Order before you demolish
Every week the kitchen is out of service waiting on a benchtop is a week you paid for and did not need to.
Stone is templated, not pre-cut
It is measured off the installed cabinets and fabricated afterwards. Nobody can compress that step, whatever they promise.
Confirm appliance dimensions early
Integrated units drive the cabinet sizes. A late appliance change means re-making joinery, not adjusting it.
One slow item stops everything
A single imported tap on twelve-week backorder holds the handover. We track the critical path rather than hoping.
Apartments — 30.6% of Warrawee
High-end kitchens inside a strata lot.
323 flats and apartments here — a higher share than Wahroonga or Pymble. A premium kitchen in an apartment is entirely achievable; the constraints are physical and procedural rather than budgetary.
Weight and access first
A full stone slab does not fit every lift, and floor loading matters. Both get resolved before anything is ordered.
Detailed scope moves faster
A specification with named products tends to clear an owners corporation quicker than a vague one.
Recirculating extraction
No ducting through common property. Choose the hood knowing that, rather than discovering it after approval.

Warrawee questions
Materials and timing.
Why does the benchtop take so long?
Because it is measured after the cabinets are installed, not before. A digital template is taken off the built carcasses, the slab is then cut, edged and polished to that measurement, and returned for fitting. Anyone quoting a single continuous install run has either not done it or is not telling you about the gap.
Marble or engineered stone?
It depends entirely on how you feel about marks. Marble etches with lemon and wine and develops a patina that some people specifically want and others find intolerable. Engineered and porcelain surfaces stay as delivered. We will show you both at full slab size, because a 100mm sample tells you almost nothing.
How early should we choose appliances?
Before the joinery drawings are finalised, without exception. Integrated appliances set the cabinet dimensions, so a change afterwards means re-manufacturing rather than adjusting. Imported models can also run long lead times, and the whole programme moves at the pace of the slowest item.
Can we have a stone slab in an apartment kitchen?
Usually, with two checks. Full slabs do not fit every lift and craning is rarely proportionate for a kitchen, so access gets confirmed first. Second, the added weight is worth verifying on an older building. Both are answerable in a site visit, and both are much better answered before you order.
How far ahead should we start?
Further than most people expect. Between design, joinery manufacture, appliance lead times and, in a unit, owners corporation approval, a high-detail kitchen rewards starting several months before you want it finished. The build itself is the short part.
Start with the slab, not the plan.
