How the funding works
Quoted so it can go straight to the plan.
Home modifications sit in the Capital Supports part of an NDIS plan and are approved as a specific piece of work. We provide a written scope and quotation set out so a support coordinator, plan manager or the participant can submit it without having to rewrite it.
If the work is for an older person rather than an NDIS participant, see aged care home modifications instead.
Minor home modifications
Non-structural work such as grab rails, a level-entry shower or slip-resistant flooring. The NDIS generally treats modifications under $25,000 as minor.
Complex home modifications
Structural work, or changes across several areas of the home. Generally over $25,000 and involving a specialist home modification assessor.

We quote against the occupational therapist's recommendations rather than against what is quickest to install.

Do I need an occupational therapist report first?
For funded home modifications an occupational therapist assessment is usually required, and the recommendations in that report shape the scope of works. If you already have a report, send it through with your enquiry. If you do not, we can still quote the work privately.
What is the difference between minor and complex home modifications?
The NDIS generally treats straightforward, non-structural work under $25,000 as a minor home modification, and structural or higher-risk work over that figure as complex. Some work under $25,000 can still be treated as complex depending on its nature. Complex modifications involve a specialist home modification assessor.
Can you provide a quote I can submit for approval?
Yes. After the site assessment we provide a detailed written scope and quotation set out so it can be shared with a support coordinator, plan manager or the NDIA.

Can the bathroom still be used during the works?
Where it is the only bathroom in the home we plan the sequence to keep it usable for as long as possible, and we tell you in advance which days it will be out of service. For larger conversions, alternative arrangements may be needed for part of the build.
